Welcome to Newton of Ypsilanti Bed and Breakfast, a charming, upscale boutique inn just a few blocks from downtown Ypsilanti, a 20-minute drive to Detroit, and a neighbor of Ann Arbor, Michigan. Interesting tidbit- Ypsilanti is pronounced “IP-sill-ANN-tee.” But most locals call it Ypsi (“IP-see“).
Realizing a dream of finding a home for her Last Bite Chef business in Ann Arbor, Chef Allison and her partner, Chuck, have created a welcoming retreat of upscale lodging at Newton of Ypsilanti. Hungry travelers will enjoy delicious handmade food prepared by Allison, an astounding 1870s historical property, tranquil areas to relax indoors and out, and updated comfortable guest rooms and suites.
The historical property has quite a unique history, including its namesake, Charles Newton, who owned the home from 1917 to 1967. He was the lawyer and broker for Henry Ford and curated Greenfield Village’s historical buildings. After they had collected one too many buildings, Ford gifted Newton with a 17th-century New England Tavern, which guests could explore on the lower level of the property.
The Newton offers three upscale guest rooms on the second floor. Choose from the Barnard Suite, which features a king-size bed and sitting room, the Newton Suite, which has two bedrooms, including a queen bedroom and a room with two bunk beds that connect to a living room, or the large suite, which includes a king bedroom and private living room. The inn is a perfect centerpiece if you want to celebrate a special occasion and travel with friends or family.
Ypsilanti was best known for its industry and manufacturing for many years, including being home to Hudson Motors, Kaiser, and Tucker. In 1941, Ford Motor Company built a big plant in Willow Run, just outside of Ypsi. Today, you can enjoy a visit to Ypsilanti whether you love classic cars, good music, craft beer, outdoor activities, or just shopping at quirky local shops. In addition, Ann Arbor is just a short drive away to enjoy its many festivals, fine dining, and additional shopping.

Located in what was once the longest-operating Hudson Motor Car dealership, the museum includes cars made by Hudson Motors, Kaiser, and Tucker – many made at the old Willow Run factory. Other fascinating museums include the Michigan Firehouse Museum and the Yankee Air Museum in the former Willow Run Bomber Plant.

All gift card cards, coupons, vouchers, and/or gift certificates must be declared at time of booking.
Deposit of 50% is due AT BOOKING via credit card. The remaining balance plus taxes is due AT CHECK IN.
Arrival & Departure
Check-in is between 2-5 pm EDT. While arrivals prior to 2pm are not guaranteed, an early check-in can sometimes be accommodated with prior arrangement and additional fees. Please call/text/email to inquire. If you will be arriving after 5:00pm ET, please indicate your expected arrival time when you make your reservation and we’ll follow-up with you to confirm details.
Check-out is 11:00am EST.
Cancellations and Reservation Changes
All cancellations MUST be made by phone, not via email.
Due to the size of our inn, we adhere to a strict cancellation policy:
OVERNIGHT ROOMS: 50% deposit upon reservation. Full refund, less a $50 cancellation fee, with 30 days from the reservation. Within 30 days of the reservation, no refund of deposit.
WHOLE INN: 50% non-refundable deposit upon booking.
EVENTS up to 20 people: 50% deposit upon reservation. Full refund, less a $50 cancellation fee, with 30 days from the reservation. Within 30 days of the reservation, no refund of deposit.
EVENTS between 21- 50 people: 50% non-refundable deposit upon booking.

No Show & Early Departure
If a guest fails to check-in or departs prior to check-out date, full payment of the entire length of stay will be charged.
No refunds are provided for late arrivals, early departures, no-shows, or weather-related cancellations.
Smoking, Vaping or Open Flames
Per Michigan state law and our insurance restrictions, there is no smoking or vaping of any kind or any open-flame candles allowed in or on the premises of The Newton of Ypsilanti. Violation of this policy will result in a $250 deep cleaning fee. You will also be charged for any items that are permanently damaged.
Pets
While we love our four-legged friends, pets, with the exception of service animals, are not permitted for the safety and comfort of all our guests. We are happy to recommend nearby kennel services. Mack, the inn’s resident tabby cat, lives onsite in the owner’s separate apartment.
